Most property calculators start with a price and tell you the return. That’s backwards. The question that actually protects your money is the other one: given the return you need, what’s the most you can pay and still get it? That number — your walk-away price — is worth more than every other feature in a deal-analysis spreadsheet combined, and almost nobody calculates it before they call the agent.
Why working backwards changes the negotiation
Without it, negotiation becomes a feeling. You like the property, the asking price seems roughly fair, so you offer something close to it and hope the numbers work out later. Working backwards from your required return flips that: you know the ceiling before the conversation starts, and everything above it is off the table regardless of how the viewing went.
Stress-test the deal before you rely on it
A maximum-offer calculation isn’t the whole picture either. Rates rise, rents fall, void periods run longer than planned, and running costs creep up — usually not one at a time. A proper stress test moves all four at once and tells you whether the deal survives the year that goes wrong, not just the year that goes right. A deal that only works in perfect conditions was never a deal to begin with.
Know your break-even in real numbers
Break-even matters just as much, and it’s rarely expressed as a number you can act on. Not a percentage to convert in your head under pressure — the actual rent figure, the actual occupancy rate, the actual number of weeks a property can sit empty before it starts costing you to own it.
Comparing several deals side by side
Most people also compare one deal at a time, in their head, across different afternoons. Judged side by side against the same targets, the property with the best yield is often not the one with the best cash flow, and almost never the one with the best cash-on-cash return — a gap that’s invisible until the numbers sit next to each other.
If you’d rather not build this from scratch
If building all of this from scratch isn’t how you want to spend an evening before an offer deadline, the Property Deal Analyser here does the maximum-offer calculation three ways, runs the four-shock stress test, breaks even down to the actual rent and occupancy figures, and compares five deals side by side. 17 tabs in total, works in Excel or Google Sheets, no purchase tax or lending rules baked in so it adapts to any country or currency.
Twenty minutes for a property you’re serious about, two minutes for one you’re not — and either way, you’ll know your number before you’re standing in front of the agent.
